Greene County's first dispensary set to open in Coxsackie

A women-owned cannabis dispensary is coming to Coxsackie. THTree, owned by locals Brittany Palmateer and Poliany Weidman, has been approved by the town and is set to open in the early fall at the former Dollar Tree on Route 9W, 12187 Route 9W.

COXSACKIE, N.Y. (NEWS10)-- A women-owned cannabis dispensary is coming to Coxsackie. THTree, owned by locals Brittany Palmateer and Poliany Weidman, has been approved by the town and is set to open in the early fall at the former Dollar Tree on Route 9W, 12187 Route 9W.

On Aug. 1, the town of Coxsackie planning board approved the cannabis retail store following a public hearing. The store's owner Brittany Palmateer told NEWS10 that they've been in the process of opening since November 2023.

In November 2023, business owners presented their plans to both the Town of Coxsackie and the Village of Catskill.

"We secured a contingent lease in Coxsackie and purchased the Pizza Hut building in Catskill," she said. "Both boards welcomed us with open arms."

However, with two licenses pending when they first were available, the Office of Cannabis Management (OCM) limited the number of licenses approved to one per business, Palmateer explained.

"It was a lottery essentially," she said. "Our Coxsackie application was higher in the list, so that one got approved."

Once The Green Hut LLC was issued their license from OCM, they sold the Pizza Hut building and went back to the Town of Coxsackie Planning Board. After their idea was agreed upon, they went back to the board on June 6 and Aug. 1 for sign permit approval and for a public hearing.

According to the planning board minutes from June 6, the sign on the building will be the same footprint as the former Dollar Tree sign, with an acrylic insert to the current free-standing monument.

Currently, Palmateer and her business partner are building the inside of the 8,000 square foot building. She said that’s one aspect she looks forward to the most, being the largest dispensary in the Capital Region, with a large variety of items at a reasonable price.

"We are really excited about the selection of items we will have," she said. "But I’m super excited to integrate into the community and bring an impact. The Last thing we need to do is finish the buildout, then we will schedule our final walk through with OCM."

THTree, named from the nature behind where cannabis comes from, will be open seven days a week, with varying hours. On Monday through Thursday, the dispensary will be open from 9 a.m. to 9 p.m. On Friday it will be open from 10 a.m. to 10 p.m. and on the weekend from noon to 6 p.m. For more information on the dispensary or updates on the buildout, Palmateer suggests following their Instagram, @THTreeny.
