Calabasas ridgetop house shaped like an X seeks $13 million
A newly built, cross-shaped home on a ridge in Calabasas is on the market for $12.975 million.
Recognized with the 2025 AIA San Fernando Valley Honor Award for residential design, this distinctive two-story residence spans 8,953 square feet. It has five bedrooms, eight bathrooms and a great room.
The great room boasts a soaring 24-foot ceiling, floor-to-ceiling fireplace and collapsible glass walls that offer direct access to the resort-style pool and spa to the south and the fire pit to the north.
Other outdoor amenities include a barbecue area and a poolside changing room with a full bathroom.
Robbin Hayne, principal of Hayne Architects in Woodland Hills, designed the spec house to seamlessly blend with the natural environment. Sited on more than 4.5 acres, the home’s exterior features a noncombustible green slate roof, naturally distressed wood siding over fireboard and Durango Noce limestone walls.
“If you go up to the top of Old Topanga, you can barely see it on the ridge top,” Hayne said, speaking by phone.
Hayne proposed putting the house on the ridge, arguing it was less destructive than having to excavate and disturb the surrounding coastal sage scrub.
“Now they have very strict requirements,” he said. “This is probably the last ridge house you’ll ever see in the Santa Monica Mountains.”
Nearly every room in the house boasts unobstructed views of the mountains and Calabasas city-lights at night.
The gourmet kitchen has Taj Mahal countertops, top-of-the-line appliances and a center island with seating. It opens to the family room and a casual dining area.
A butler’s kitchen with a private entrance adds to the service spaces.
The floor plan includes a library, an office and spaces designed for entertaining. There’s a screening room, a climate-stable wine cellar and a bar and lounge area.
Each bedroom functions as a suite with a private courtyard, while the primary retreat has a bedroom with a fireplace and a sitting area.
Other features of the primary retreat include a bathroom with a glassed-in shower and a separate tub, a walk-in closet and a dedicated outdoor spa and lounge area.
The estate sits at the top of a gated road with nearby fire hydrants offering reassurance in the event of a fire. A three-car garage, Control4 smart home automation and a 16-zone security system complete the offering.
There’s also the potential to increase the estate size to nearly 15 acres. Two adjacent parcels with flat building pads are available for sale separately, each listed at $2.75 million, including a 4.75-acre vacant lot.
The parcel was previously entitled for an 8,292-square-foot estate with a 1,246-square-foot basement, 964-square-foot detached garage, 1,057-square-foott gym and 404-square-foot pool cabana.
Another is a 4.5-acre-plus vacant lot previously entitled for a 10,052-square-foot residence, 1,209-square-foot basement, 822-square-foot detached garage and 1,040-square-foot gym.
Arthur Ambarchyan of Keller Williams hold all three listings.
