Limassol high-rise project secures environmental approval

A €22 million mixed-use office and commercial tower is set to rise in Limassol’s Neapolis area after securing approval from the Environmental Authority, with construction expected to take 28 months from the issuance of the necessary permits.

The project, promoted by P.G. Economides Properties Ltd, concerns the development and operation of an approximately 87-metre-high building on plots totalling 3,123 square metres along 28 October coastal avenue.

According to the Environmental Assessment study, the development will comprise a ground floor, mezzanine, 18 above-ground floors, a roof garden and two underground levels.

The department of environment said the site lies within an established mixed-use zone.

To the east and west, it borders residential and office developments, while further along the coastal front are predominantly tourist and catering units.

The Vathia Potamos runs less than 77 metres east of the site.

Access to the project will be provided via Dandi Street to the east and Raphael Street to the north.

Griva Digeni Avenue lies 68 metres to the west, while the Oval building is approximately 120 metres further west.

A branch of 28 October avenue borders the southern edge of the plot, with the main coastal avenue located 16.5 metres away.

In terms of layout, the two basement levels will total 4,780 square metres, primarily accommodating parking and auxiliary uses.

The ground floor, measuring 651 square metres, will include a reception area, dining space and parking facilities. A mezzanine level will provide additional dining space and a terrace.

Office space will dominate the upper floors. Levels 3–5, 7–13 and 15–18 will host a combined 7,470 square metres of office areas, alongside terraces and common areas.

Level 6 will include reception facilities and event spaces, while level 14 will provide additional office space. A dedicated staff area is planned on level 2.

The roof garden level will feature landscaped areas, common spaces and mechanical facilities.

The development will offer 146 parking spaces, including seven designated for persons with disabilities, distributed across the two underground levels, the ground floor and the first level.

Finally, provision is also made for 20 bicycle spaces and 15 moped spaces.
